Everything you need to know about ATLAS reports and its territorial analysis.


How does Atlas work?

ATLAS combines urban planning, territorial and regulatory information to provide a structured assessment of a site's potential.


The platform integrates multiple sources of information, including municipal systems, planning regulations, cartography and territorial constraints, bringing together data that is typically scattered across different sources and difficult to interpret.


Its purpose is to support a faster and clearer initial assessment of a site before investment, sale, development or design decisions are made.


ATLAS is currently available for selected municipalities, with different levels of territorial integration.


At this stage, automatic reports are available for:


Lisbon · Porto · Sintra · Cascais · Matosinhos · Setúbal · Lagos · Beja · Aljezur · Alcácer do Sal · Leiria · Loures · Montijo · Moita · Oeiras


For the remaining municipalities, reports may require additional analysis and have a delivery time of up to 3 business days.


ATLAS coverage will continue to expand progressively.


For municipalities with automatic integration, reports are typically available within 10 minutes of payment confirmation.


For municipalities that still require additional analysis, delivery may take up to 3 business days, depending on the availability and complexity of the territorial information.


In specific cases, our team may contact you to request additional information or clarification.


ATLAS offers different levels of analysis, tailored to different types of users and territorial decision-making needs.


Foundation

Ideal for an initial assessment of a site.


Recommended for:

  • Small real estate agencies

  • Initial site potential assessments


Provides a clear and accessible understanding of the site's territorial context.


Insight

Provides a more in-depth territorial and planning analysis.


Recommended for:

  • Investors

  • Developers

  • Real estate agents

  • Technical teams during the feasibility or study phase


Designed for those who require a deeper understanding before moving forward with more informed and structured decisions.


Strategy

The most comprehensive level of ATLAS analysis.


Recommended for:

  • More complex real estate projects

  • Professional users

  • Strategic investment and development decisions


Includes a more extensive territorial assessment together with additional strategic context.


For larger, more complex or strategically significant assets, it may be beneficial to complement the analysis with a Land Staging® process, a strategic real estate decision-support service developed by Segmento Urbano.

No subscription required.

Allows you to purchase credits individually and access the history of previously analysed sites.


Starter

Monthly subscription with no long-term commitment, with the option of annual billing.

Includes 3 credits per month, up to 4 uses of the Layer Viewer per month, and a 5% discount on the purchase of additional credits.


Pro

Monthly subscription with no long-term commitment, with the option of annual billing.

Includes unlimited use of the Layer Viewer and a 10% discount on the purchase of additional credits.

ATLAS is a territorial decision-support tool and does not replace formal processes such as a PIP, licensing procedures, project development, or specific technical validations.


Its purpose is to support a preliminary assessment of the territory before moving on to more complex technical and administrative stages.


To generate a report, simply identify the site by:

  • Address

  • Selecting its location on the map

  • Drawing the site's boundary


Once the information has been submitted and confirmed, the system begins the territorial analysis.



ATLAS reports are based on official public information available at the time of the analysis.


The system uses territorial intelligence technology and a methodology developed by Segmento Urbano to organise and interpret planning and territorial information.


The reliability of the analysis depends on the accuracy, quality and availability of the information provided by the competent authorities. The report is intended for indicative and interpretative purposes only and does not replace specific technical, legal or planning validation.


Before making investment, development or licensing decisions, additional validation with the appropriate authorities and technical teams is recommended.

ATLAS is currently available in Portuguese.

Additional languages may be introduced over time.
